1.      Parking around bend of curb/street of lot #19

a.       Concern this is a fire violation 

7:14     ARC (Architectural Review Committee) – Al Lackner

2.      Request to be put in board member nomination package asking for volunteers

1.      Next meeting is scheduled for the Saturday next

1.      Fire Lane Survey

a.       Concerns about county roads

b.      Concerns about Musser Court and Gassaway

                                        i.  Suggestion to have the Fire Company come back to validate their survey

c.       Vanguard did site overview of fire lanes and it is projected that we will need 11 signs

d.      Signs needed

e.       Painting of curbs – staining – optional

                                       i.      Vanguard to get estimate for both painting and staining of the curbs

                                       ii.      Vanguard to provide the name of a community that used curb staining

f.        Install Fire Signs 

7:25            Installation of Fires Signs approved by the BOD (4:0:0) (D,B,S,L:0:0) 

2.      Policy Resolution for Vehicle Parking Violation

a.       Discussion regarding wording of the resolution

b.      Concern regarding the legal validity of the policy in regards to others

c.       Suggestion to rework the document

d.      Suggestion to combine all parking resolutions into one document

e.       Vanguard states many other communities use this exact policy which has been review by an attorney

8:05     Motion to send both the Policy Resolution for Vehicle Parking Violation and the Policy Resolution for Assignment of Parking Space Use to residents as well as referenced in both the Newsletter and Website (L): Motion Seconded (S): MOTION PASSED (3:0:1) (D,S,L:0:B) 

3.      Removal of Dead Tree – behind 13915 Lullaby Rd

a.       Discussion as to responsibility

b.      Suggestion to have our attorney review the 
situation

Motion to have attorney review the situation and make recommendation, if attorney says no liability then BOD decision is not to remove tree, if attorney has a concern then further discussion at next BOD meeting (L): Motion Seconded (B): MOTION PASSED (4:0:0) (D,B,S,L:0:0)

4.      Mailing of Annual Meeting Notice

a.       First mailing - Asking for candidates for one board position

b.      Second mailing – Completed candidate forms and notice 

8:15     Old Business 

1.      Saturday Condo Trash Pick-Up

a.       Residents report that it was missed again

b.      Vanguard to follow-up with Waste Management

c.       Don to write letter

2.      Trash Pick-up trucks are reported to be running over corner in the alley behind Bowman Ridge

ACTION: Vanguard to follow-up with Waste Management to have problem corrected

3.      Follow-up request with Elm Street by Vanguard to get an official turnover date

ACTION: Vanguard to follow-up with Elm Street 

8:25     New Business 

1.      Spring Cleaning Week

a.       Suggestion to have a community Spring Cleaning Week

b.      Suggestion to have 2 dumpsters in the community for one week

c.       Suggestion to have a Bulk Trash Pick-Up week

d.      Vanguard to get quotes for both suggestions

ACTION: Vanguard to get quotes for next BOD package

8:30            Adjourn Board Meeting

ACTION: Vanguard to follow-up with Pulte as to the status of the correction.

ACTION: Residents to send Vanguard all complaints regarding this particular parking situation
